It depends. I think an all day tour is exhausting for everyone and like to plan a break so the buyers can talk (get something to eat) and I can regroup and make more appointments.

No, I don't buy lunch and if it is going to be an extended tour I suggest in advance taking a break from looking as well as a break from each other to regroup.
I imagine if buyers "left" during that break would be a sure sign, we were not a good match. Very rude and perhaps they were just looking for a tour of your area and a free lunch. Good riddance.

I have done that on occassion; however never split up. Mostly it was with relocation buyers who were on a tight schedule to buy.

tough one. i am guessing they didnt just leave because you didnt buy them lunch. If out of town, is they fly in to see homes for two days and make an offer. Then yes.. you take them to lunch and buy. (i think) . If out of town is 45 min away and they are thinking about moving...then its a no for me. besides you need time to catch up with msgs and they need time to discuss without you.

Of course I do, unless they don't want to stop for lunch. I've had some clients who prefer to stop for an snack instead and that's fine, too. I always pay.
I bring bottled water and snacks most of the time, too.
