Absolutely! Showed a buyer a house one day, he wanted to make an offer but wanted to have another look the next day. There was stuff in the living room that looked like someone was camping there the next day. The buyer changed his mind about buying it, and he bought something down the street. I left a message for the LA. Never heard back from her, she was out for the long weekend. Did not feel I should do more than that, though.

Absolutely.  Why in the world would you keep that information from an associate? I called an agent once when the pool filter was begging for water.  Water level was too low and could have caused the pump to burn out.

I report anything strange I find.  A door unlocked, vandalism, someone used the facilities when the water was off, anything I would want an agent to inform me of.

Can't remember the last time I saw anything that could be categorized as vandalism when showing, but if I see something untoward, something broken, an unlocked door, I will report it to the listing agent.

Yes, absolutely if I'm positive it is Vandalism that I see, and not how the Property is being Listed. I do not report it in front of the Buyers though, I advise my Agents to just take note then we will contact the Listing Agent to make them aware of the issue, so they may report it to the Police, the Sellers, and make the repairs necessary for remedy.

To often the response is, "yeah, they told me this 2 weeks ago."

What I want to hear is "is the property secure? Are you able to fix it?" Then I would do want is needed.
