I always make a pit stop. It allows us all to get a drink, use the restroom and what ever else we want. I wouldn't go through all the trouble of packing a cooler.

When I'm with buyers on a showing trip or hosting an open house, the cooler with drinks, fruit and energy bars, stocked properly for the number traveling with me or on my team, is ALWAYs along side. I do not feed those attending an open house.
EXCEPTION: Attendee wants to write an offer I will sit them at the table, provide a refreshing beverage along with the pen.

Both, always a cooler (it's hot in GA) with water and we also stop, even if it's back by my office for bathroom breaks. And we keep bottled water for customers/clients in the refrigerator at work as well.

I bring water every day when showing, course I work in the desert in Tucson, AZ. I will offer to stop and get water along the way as well. It is normaly for me to show 10+ properties, in 100+ degree searing heat. It takes a lot out of you, more than people realize. I had 1st time home buyers a year ago, started at a property I recommended and then proceeded to show them 23 more. We finished there, and in the end, that is the one he bought. His girlfriend was passed out in the back of the truck after number 15. Takes a lot out of you.

I am not in your position, but i always bring a cooler with water. And if i am showing vacant lots, i usually have a tent set up with folding chairs to relax. a bit different :)
