I will change the status as soon as possible, since many agents don't want to waste time showing homes already under contract. Some my call to ask if sellers are taking backup offers.

We have 48 hours (no one is expected to do it on weekends I suppose) but I generally change right away.  Mind you if there any contingencies my MLS has a "contingent" status before the "pending" status.

I do it right away and I think ALL agents should strive to do it as soon as the contract is signed.  Just yesterday I had to tell a couple that the home they fell in love with was under contract, and had been since at least the day before the showing.  And I had confirmed the showing appointment days in advance.  I think it's a simple professional courtesy to contact agents with pending showings and let them know the seller has accepted an offer.  It was so unfortunate and the couple was very disappointed, but we'll move on and find something else that they love.

By our MLS rules it has to be within 48 hours. Exceptions were made for short sales when those were hot and heavy, but you also had to put in language in REALTOR® comments and also put in back ups wanted in a field.

our rules are similar. which if i had my way , it wouldnt be. but thats life. No deal is done til its done. And until COE , it aint done :).

note: i do leave it up on the non MLS search engines however , you may call it bogus , but, i hate losing 30 days or so waiting to know for sure. Thats the nervous nilly in me.
