What is so incredible about real estate is their is truly an unlimited number of ways to structure your business and systems.
What you should do is compel your broker to perform as promised.
Turn your question in that direction and if dismissed you need to find another tree to rest in.
Now, I invest in those who make an investment. You have made none, not even to the extent of a name, title, brokerage or image. This is the formula for wasting time.

Try googling "sellers guide pdf" I am sure you will find many of them, then write to the authors and get permission to use.
KCM also has lots of literature for agents, maybe they have something like this for their members to use.
