I tell them that it can be done but that there are many aspects that they may encounter that will throw them for a loop. Some people thing they are as smart and have all the tools of a real estate agent and that it can't be that hard.

Ask them "Why"?  Then deal with the objection. Buyers and Sellers usually think they are going to save money.  It rarely is the case, and the legal risks far exceed any real or imagined savings.  There is data available to support the benefits of working with a real estate agent.  Use it to your benefit. Also, I found buyers who wanted to go it alone weren't usually qualified and you'd be wasting your time anyway.   There are other reasons too... so be sure you're addressing the real reason.

Chances are a buyer will end up walking into a listing and then deal with the listing agent, who will double-end. I would explain the fiduciary responsibility of the listing agent. As to the seller? Nothing. I don't bring buyers to FSBs

Just let them be, and wish them the very best.  Many come back because of that, it just is not that easy out there on your own.  A
