OUCH! I've always made sure that both parties are not in the same room at the same time. Even if everything is going smoothly, someones feelings can be hurt and emotions are running pretty high on both sides by closing. And if one of them is paying more or getting less -- the emotions can get out of check fast.

Other that that, getting less and paying more has ALWAYS been the result according to each ones point of view.
However addressing your question....it is the buyer's issue that will prove to be the show stopper and of greatest concern. That mortgage broker needs to understand their referral link is at stake and they best have a good Plan B.
