I'm not exactly sure what you are asking but I would say its false. who is "the market"? A buyer or seller may think that a given property is comparable but it might necessarily be. Only an appraiser or trained pro such as a licensed real estate agent can hone in on which properties are comparables. That bein said, adjustments will always need to be made in most cases.

Only an appraiser or trained pro such as a licensed real estate agent can hone in on which properties are comparables. That bein said, adjustments will always need to be made in most cases.
