I usually use Old Republic because my past clients say that they preform and honor the warranty.
Good question. As a buyers agent I had been writing in 2-10 Home Warranty. But have had some compliants from clients, heard about Complete Protection. Look them up, offerred in only 33 states but for $600 a year they are covered. The neat part is NO DEDUCTABlE or service call and they can pick anyone they want for service. I will write them in on the next contract I write for buyers. I have used AHS before too, expensive but good coverage.

Right now we're using First American Home Warranty.
Our office has a good relation with American Home Shield, and our local rep is fantastic.
I used to like AHS - however, for last few years, it's been HWA, Jack Lewitz
When we use one it is American Home Shield.
I send them few brochures and they decide what they want. I recently bought AHS for myself.
First American or whomever the client prefers.
I had a client who had a warranty from Home Warranty of America and hated them.
Don't see many, but when I do I use American Home Shield.
We stopped using Home Warranty companies about 10 years ago.
