christin pienkny ActiveRain is probably one of the best online community sites. For a calculator I use the PowerOne financial calculator. It covers everything I need to do.

Hi christin pienkny, most lenders will have calculators on their sites:

My example here

Real Estate Qualifyer IIIx has been what I have used from the beginning. There is an app in the iTunes store as well - not sure if it is available on Android.

Would like to see what tools others are using as well!

AR is the best, but I am interested to see what kind of suggestions you get from this question.

Maybe realtown dot com for another community. Most title and mortgage companies have calculators on their websites.  Our realtor association  (nvar) even sells them in their store. ( Qualifier Plus IIIx and Real Estate Pocket Master). Not sure which is best, and the one Michael mentions mght be better than both of these. https://store.nvar.com/realtorstore/nvarproducts.htm?d=47000
