Can anyone recommend a hard money lender for flips and rental properties in the Miami-Dade, Broward and Palm Beach counties (Florida)?

In particular, I would be interested in lenders that do not charge more than one or two points up front and preferrably 7% or less for rental properties with terms of up to three years.
