"the eye buys"....crisp, clean photos are the key marketing tools to get the ball rolling....and aerial photos are an important factor in that equation....

Buyers usually need to feel the neighborhood and surrounding area before buying, along with as many photos as possible.

Unless it's a mega estate 10 photos are more than enough.

Well you only send them about 4 photos and say lets set an appointment to see this home tomorrow.

Like Barbara Todaro says, (paraphrasing) good photos get the sale going. HOWEVER, you can have too many pix if they are bad photography or of unappealing or unprepared or boring sections of the home. We've all seen the laundry strewn or dirty dish stacked sink shots. Remove them! I might ask, of what value is a photo of the corner of a vacant room?
Also, don't bore the viewer with redundant shots just to get the picture count up on the listing.
Sorry for the mini-rant, but this is one of my hot buttons...... right behind photos taken with a lense that throws perspective and proportion to the wind and then is "adjusted nee improved" with a misapplied HDR processing that ditches the true color and texture of the subject in deference to a photo that looks like it was colored with pencils.

Depends on your objective.
If the objective is to ATTRACT A BUYER FOR THIS HOUSE (you know, what the listing agreement suggests) when you go one image beyond exhibiting the attributes of the house, you have entered the UNSELLING zone.
If your purpose is to game the website thing, to create greater 'stickyness' for your website, then "load 'er up." Don't stop at 25, strive for 50, 70, oh why not 100. But you may want to ask yourself, "How many images of the living room do you really need?"
For your typical 3/2/2 12 images is all that is needed. More than that and you are going into the zone.

I had a sellers once who felt that way and had me remove some of the photos.

Good morning Jenna. When I offer the homes we flip, I never put in more that a half dozen and indicate more photos are available, which is an opportunity for me to interact with a prospective buyer.

Jenna Dixon I don't think it's ever too many. Though buyers should still see the home in person.
Sometimes, if it is a small home (say 1000 sq ft) with just 5 rooms including bedrooms, how many pictures can you take anyways?

Photos never take the place of in-person showings. I think publishing plenty of photos (at least 10-12, preferably more) satisfies the public and gets more interest than posting just a few.

No. I think the more good photos you have the longer the buyer will stay on your site and may want to see some of your listings. If they eliminate it, then I feel like it saved me a trip to the property and they weren't really interested.

I think that the more photos, the more interested they will become and will insist on seeing it.

I don't think so Jenna, it seems like so many people surf to find their choices to visit.

Photos will never replace seeing the neighborhood, the yard, the amenities, schools , shopping and area in general .
