at one time, in my younger years, I had 23 units and managed everything myself.... I collected the rents and emptied the coin op machines....never had to take anyone to court....of course, the laws were different then!!! forget about tenant rights!!! now I have my home and one other single family home that family lives in.... I'll eventually deed it to that family member....

My brother in law had a few properties together that we rented for a while.  It got to the point where it was not worth taking care of ourselves so we tried to hire a management company.  Because we only had 3 rentals, the cost for property management compared to the time we had to take care of it was too much to keep them.  Our numbers worked out that if we would have had 5 or more, it would have paid to have them managed.

Actually,  we had a good size property management operation for many years until we sold the business to a regional company.

Yes and yes. however i have sold most of them. These days everyone is against landlords and from taxes to section 8, it does not pay to invest in some types of real estate anymore.

Yes ... and yes, Debbie.  The majority of the time, I've had no issues.  Upkeep is time demanding at times.  But luckily the number of renter issues has been minor ...

Quite a bit and yes we manage them ourselves. However, since we do mainly investment property we use our property managers to qualify the renters at a $40 non-refundable charge.
