We get a good amount of traffic from Twitter. We share our blog posts, popular searches, pictures of new listings, and retweet good info from locals. The key is to target the local and popular hashtag feeds, and include pictures to stand out, even if it's just a graphical display of your blog title.

Twitter can start conversations with potential buyers and sellers. I tend to post updates on my listings along with tips & tricks to show individuals how to revamp a home to sell or how to spruce up a home that they just bought to make it homey, it is value added for followers. It also gets your name into the online search engines; keywords like #WestMichiganRealEstate or #NEWListing will appear with a list of other posts that use those same #hashtags. Check out my Twitter feed: https://twitter.com/Lakefrontman

Hope that helps!

I'm not a fan of Twitter. I just think it's really tough to get a message to an intended audience.

First hurdle (and it's a MASSIVE one) is how to build a following on Twitter that are interested in real estate in your area?

If you have a large following it looks good right? But 2 questions for that following?

  1. Do they want your message about a property or real estate?
  2. Are they really seeing your messages?

Paul S. Henderson, Realtor, Tacoma Washington I put market reports on Twitter, but it hasn't paid off. I don't Tweet for the sake of spending time on Twitter. I guess it shows, I've never had a lead from Twitter.

By sharing to Twitter, a new landing page can be quickly indexed by Google since a Twitter account has some authority. Also, Twitter is a great way to share hyperlocal info as well as connect with other local businesses and people. Check out http://twitter.com/snocoliving for examples.

Like others have said, you may get referrals by connecting with other agents, but as far as getting a real lead that will close I think the time would not be worth it.

I use Twitter to stay connected to others and keep my name on the minds of others.  Don't think it has ever been the procuring cause of a sale or listing, but it does help remind people that I am in the real estate business.

Paul S. Henderson, Realtor, Tacoma Washington  I have had a Twitter account since 2010 or 11 and have been fairly active on it, more so now than at first.  I have actually been contacted and asked questions (in writing) as the result of some of my real estate related posts (Tweets) but nothing in the way of a new client or lead ever materialized...yet.  I believe it is like most forms of advertising and online presence, if the correct person sees it and it resonates with them chances are you'll make a good business connection.  I am going to stick with it as I believe it will eventually pay off.

Twitter is a great research tool. Do a search for hashtag #Tacoma and look for businesses, city, county, local news like #TNT... Then pick those of interest to follow and check in on them. The opportunity is to see what they're talking about and what hashtags they are using. Like this week the big one of course is #usopen2015 and/or #ChambersBay ... There’s a lot of interest here so that means a lot of attention.

The key to real estaters is hashtagging down to the neighborhood level like #tacoma #proctor or #stadium etc... These get indexed in Google and will give you more authority therefore more presence in those neighborhood searches not only on Twitter, but on Google.

Local businesses, government, schools etc. use twitter to get their message out. Like all social media there’s a percentage of mindless chatter by some. Just ignore that and look to connect with the people and entities that are sharing the good stuff in your market area. With a little smart use of hashtags you’ll be visible in those ongoing conversations about location and topic... This creates opportunities for anyone in those conversations check you out.

Sounds like it's time for a meetup and some coffee soon! :O)

Just about anything I can share on twitter I do, blogs, listings, events, etc.  I get likes and shares, but most importantly name recognition.  Lots of people scan twitter at all times so its a good platform to use consistently as part of networking and lead generataion.

It's evolved over the years I've been using Twitter, Paul.  Right now I'm trying to be more "photogenic" and visible by using pics along with my tweets.  I'm also trying to add to the number of Direct Messages I leave.  I share info ... try to educate via Twitter.  Gaining name recognition is important too
