Had a Broker that said he does not compete with his agents and that was true. Problem was, his daughter and son-in-law worked there. They always seemed to be busy with leads. I didn't stay there long.

I've been managing real estate offices since the early 1980's...we all represented the seller during that period.... however, when buyer agency came into play, I continued to list, but my focus was on new construction....I would refer resales to the other agents...I was never in competition....I brought business into the office with the new communities..... that helps solidify an office!!! production starts at the top and that has always been my attitude.... if the broker/owner/manager has a following, it benefits everyone in the office....

Speaking as a broker/owner, I don't actively compete with my agents. For the most part, I handle business that is referred to me or comes from my network and I don't farm the neighborhoods that my agents work. We are not a team, but all of us are actually very supportive of each other, so it is not a competitive environment internally.

This is another one that gets my goat. People in those positions have distinct advantages. I had two companies that I owned for decades. I always took listings and buying opportunities that came to me and gave them to agents, primarily those who were just starting.

I am not sure if our Broker does. He is in another city so we don't really know all he does on the sales side. I don't think he does but I could be wrong. I have worked with Brokers who have been competing with the Agents - it didn't work out well for me so I moved on.

I had a situation where the head of marketing was also an agent. He distributed the leads based to other agents, and also was able to select one lead a month for himself. I asked if there would be disclosure regarding what leads were coming in and who received them and my answer was no. So in effect, I was paying into the marketing budget monthly, and I either received 0 leads or leads that were not worthy of being called a lead. I feel that that responsibility of an agent in competition with other agents should have full transparency or delegate the responsibility to someone who is not actively competing with agents for business.

Our broker occasionally takes listings, but I think they are past clients, family members, and neigbors who specifically requested him to be their agent. it was never a problem with any of our agents. I do recall a situation at another brokerage where the brokers wife was an agent, and he gave her all the good leads, so i could see where agent morale would be a problem in an office like that.

Martin Kalisker In the smaller offices, I believe the brokers do compete in order to exist. The issue isn't one of competing, but who takes the leads coming into the office. Maintaining confidentiality should eliminate a conflict of interest.

There is a tipping point where the transition can occur for them to manage well and be successful too. A Brokers License doesn't offer the knowledge of how to lead a group of associates though. It boils down to availability and number of agents in my opinion.
