Yes, it depends on the rules of the community.  Some will allow the gate to remain open.  Those with guards may allow you to give them fliers, and so on.

Brynne, we did an open house in a gated community some time ago. We had to coordinate with the HOA and the gate house. Interested buyers stopped at the gate house, said they were there for the open house at our address and they were allowed in for that day, during the specified timeframe.

Hi Brynne -- we don't have a lot of gated communities in my area.  I had a listing in one and I hired someone to be by the entrance to direct people to the open house and brokers' caravans.  I also had permission to place open house directional signs within the community.  The property sold within two weeks in a community that at the time had days on the market that often stretched into many months.   

As far as I am concerned(and I am biased towards open houses)t can work if there is planning and proper preparation  -- just like any marketing idea.

Put a sign on the gate with your cell # so people can call and get the gate code. I try to avoid them but sometimes it has to be done, gate/guarded once are a lot easier since they just talk to the guard.

I have seen them. I think they get a one-day pass code for the gate.

Some communities do not allow any signs at the property. If they have no problem with signs, you just do your regular open house with signs,  pointers, and all the whistles and balloons. Leave the direction for the guard or in front of entrance how to get in.

I would not be giving codes to the public in this situation. Premiums are being paid by these owners to avoid such an intrusion. That might be okay if you never want to list another property there, because your name will be mud to many that won't approve.

I have and in that situation the gates were open for the afternoon at the request of the developer. It wasn't a problem getting people in and they came and felt special.

The guards at gated communities are usually accustomed to open houses.  You simply need to get on the schedule and comply with the community regulations.

Yes, you have to go talk to the guard and ask that question.  Some have specific open house signs, some allow you flyers, some will tell people addresses of open houses.  All depends on the HOA rules.

Of the five types of open houses you can have, I would choose the "get more listings" type.

Only those in the community will attend so it's your time to strut your home exhibition stuff. Make sure they can see the strategic difference your influence offers, then allow your flag raising and follow up to expand your business.

Yes. Same as any other, but you might have to check with guards at security gate and provide address and name of homeowners. Visotors will stop at gate, and guard will sometimes check id, record tag# , and ask who they are there to see. Agents usually just have to show or give their card to guard at gate.
