This is just one of many many situations where your reaction is ''What?!''. I recently had multiple offers on the property, accepted ''best and highest'' that looked very strong. After 3 days, the EMD is still not in escrow. I finally receive a text message ( text message!!!! what a coward) from a selling agent that informed me: the buyer changed his mind and backing up. Go figure!

The hurdle for entry is pretty low - sadly - in our business. With most brokers it is all about body count --- get a transaction or two out of an agent and lose them and they still do ok. Problem is it dilutes the knowledge, experience - and yes, common sense of our trade.

I wouldn't sweat it and tell them there is nothing anyone can do until Monday. We all know a pre-approved letter is worth about well you know Good luck!

I think it's more a matter of training.
Is the agent new? Do they need a bit of hand holding? It could be they just don't know any better and haven't been trained to consider timelines, talking with the lender and verifying the buyer's qualifications.
If the agent needs help, kindly walk them through it.
If the agent is a thoughtless and lazy jerk, that's another story. Even so, if the that's the only offer, you may have to suck it up and work with it.
Advise the agent you're delighted to have received the offer and you'll be in a position to respond Monday after you speak with the lender.

Hi Cindy, That is frustrating. Have found myself in a similar situation a couplpe of times. I had no choice but to counsel my clients that the offer was essentially worthless and should be discounted due to improper loan information. The buyer may be good as gold but that was not the picture their agent presented to my sellers.

I had the same thing happen Memorial Day weekend. I just laughed and called my seller. He said, 'Well, aren't they something? Will you type up a counter and send it to me and the buyer?' I said yes, did it and you know the buyer suddenly vanished. Oh yes, forgot to mention the buyer was an agent. Guess they missed the boat when common sense was being distributed.
