I address this with the final walk through...seldom any issue. If ther is a small amount, I just go get it and it is all done. Doesn't pay to try and get money form the seller. Takes to much time.

I always do a walk through prior to closing, when sellers cant be out before, we go right before we sign as the sellers must be out, or we dont sign. There has been a couple of cases over the years we asked for money back which the sellers gave.

No, this has never happened because I always do a walk-through (with buyers if they are in town for the closing and by myself if they are not)...

I haven't had this issue after they moved in. Typically we find this in the walk-through and make the arrangements for remediation prior to the closing.
Not sure what can be done after the closing.

Walk through, walk through, walk through prior to closing. Once we had to have seller put funds in escrow while cleaning folks made the house nice.
Broom swept is the key avoiding these issues.

It usually costs me money as I usually kick in to resolve issue. I do remember 1 short sale that I had a closing and my seller was not moved out on the day of the closing. I went to the closing and as I went to the house after the closing a moving van was driving up in front of the house and my sellers boyfriend got beligerent with me and the police came and I showed them the HUD 1 and stayed at the house until they moved out and by the end one of the sellers kids asked me a question " How can you be so Nice and be So Mean? all in the same breath. I guess you got to do what you got a do.

I once had a huge dumpster left in the drive filled to the brim! The Seller had long gone and there was no money left on closing to compensate. A compromise between the LA, the dumpster company was arranged and all worked out well except for the bad taste left for my Buyers on what should have been a happy and exciting day for them!

that's happened, and if the homeowners were moving nearby, I'd collect the money....if not, I'd pay the bill.....but I'd always get referrals and the listing next time around....

Colorado used to allow Sellers to remain in the property up to 3 days after closing, and they still can with a post-closing occupancy. This is where the issue arises!
