Good morning Tony. Doing mortgages in eight states, I am in every imaginable market, for me they are all perfect.

I don't see a perfect market.  And as an agent if we do what we should every day it does not make a difference.

If all things were equal it wouldn't be fun anymore.  Boring.

Well, there will never be a precise and exact balance of homes and buyers. Normally we consider 4-6 months of inventory a balanced market and I've seen that many times.

Of course UTOPIA can exist! However you would be required to use Zillow math to live in that Utopia. Utopia is within 15% for 90% of the population, 8% of the time, with local exceptions, however, your mileage may vary. (YMMV)

The citizen with the advantage it the one who hired me whether they are a buyer or a seller. Market does not matter.

As long as I have been in business, it has been one way or the other - rarely balaced.

While there may be a balanced market when looking at the market in general, it is hardly ever balanced when looking at an individual transaction.

I wish Tony. I have usually 3 to 5 listings but way more buyers. I have gotten into a buyers agent niche. I am trying to balance this but it does not always happen.

Tony Lewis Over the years I've seen the market stabilize, but I have many times seen it change over night.

I think equilibrium can be met, but only for a brief moment, until there is either a new listing, or sale.
