You can either attend the showing, or call the agent, out of courtesy and inform them that your client made the appointment and you would be happy to show it w/o them, if they would  not normally be at a showing.

Call the other agent and tell that agent you are coming along at the request of the buyer. I would make sure I had a buyer's representation agreement in place first.

No question, I would go along.  That is what a buyers agent is supposed to do...represent the client, Buyers have the right to be represented and the listing agent cannot do that.

If the agent does not need to be there, I would schedule the showing myself and have the buyer call the agent to cancel the appt. they set up.

Was it " Appt Only -  LA must accompany"? Time to review procedures with your buyer. Don't wait for listing agents to ask that question. Advise your buyer clients to inform sellers that they are working with an agent if they plan to stop in at open houses, new construction, and/or make sign calls.

Hella - I would definitely go to the showing with my client, and also call the other agent to make sure they understand that this buyer is being represented by me. Then I would have a conversation with my client about scheduling showings, and the correct procedure. I probably would have a talk with the other agent as well about asking people who call them if they are represented by an agent.

I could have played hardball with the other agent because my client wants ME to represent her. However, in this instance I stepped back. I did tell "my" client that if this house didn't work out for her, she is welcome to call me and we will continue her search together.

I'd call the agent and apologize and confirm the showing appointment and then I'd school my client.  But frankly I've not had that happen.

Great question Hella! Asking if a caller is represented by an agent prevents this type of scenario. I will definitely show up at the appointment and then discuss protocol with my client.
