I had two of such today! They seems can not make their mind. Both rental terms are almost over and I called them to find out what they want to do. Both can not decide, even I explained that the inventory is very tight. So, we might list them both ways: for rent and for sale ( since they have so much doubt and can not make the mind, whoever comes first).

I have one client that I have both of his homes, and then he decided he was going to rent both out.   Good thing I put into my listing agreement if the listing is cancelled before the expiration date, they owe me $500 for advertising.  He paid both times with cash.

I had a Seller develop into what you describe after he accepted an offer. Looking for an out at every opportunity, he really made it hard on the Buyers. They hung in and are now the new owners.

A listing agreement is a listing agreement.  I don't do rentals, unless I refer someone to an owner.

Oh yes, I've got one now.  Personally I think it's a threat.  They don't really want to own 2 properties but if it doesn't sell they'll rent it out.  Sure you will!!!

What I have elected to do for these owners is to take a 30 day listing.

The owner sees this won't drag out forever and they know exactly when they can tell new tenant when property MAY be available. In addition, I ask owner to refer all potential tenants to me to see if I can enable them to be buyers.

I do not interpret these owner as wishy washy but when they ask their REALTOR how long will it take to sell, that when the wishy washy appears.

Give these investor/owner something solid and they will play ball.

In summary, I get 30 days to pre-market, 30 day listing period, and 30 day closing. 90 days is more than enough time to sell a house. Usually only need 60 days since a contract is received the first week of the listing period.

 PS: Never ever, ever enter this arrangment and attempt to show with a resident tenant.

I've also had those clients, that didn't know from one day to the nex, whether they wanted to live with parents, rent or buy a home.  They eventually make up their mind.

I have one now...although not a client yet. She touches base with me about every six months. It's always the same...I'm still thinking of putting my house on the market. What do you think? Then she rents it out.
