Here is  a list of repairs for the upside down Seller...

"I'll just list it then get them to lower the price later."

The "stupidest"? That's hard to pinpoint so I'll just go with a recent one.

Other Agent - "What number should I put on the offer?"

Me - "I think full price will get your client the house."

Other Agent - "Ok"

I saw an agent once tailor a marketing plan toward FSBOs.....but she didn't know what a FSBO was....she was marketing everything as "First Sale By Owner" and not "FOR Sale By Owner".....it was actually pretty funny because this was after she spent a ton of time telling me about how good she was.

I called to set up a showing for Monday, as her listing said 24 hours notice.  It was Sunday, Mothers Day.  She yelled at me, because I bothered her on Mother's Day and told me to call her at the office on Monday. 

Ah, so many come to mind... One of the funniest was the agent that asked if I would write up his client's offer. Uh, not unless they decide to be my clients!

There is a big difference with blabbing too much information and saying dumb things that show the incredible lack of knowledge.

I was representing the bank as a seller with a foreclosed property. I'm at the closing table with the buyers and their agent. Everything was going well until the buyers heard there was an HOA for the property. They look at me like it's my fault no one told them. I told them the information was clearly there in the MLS. Then they look at their agent. He says...oh don't worry about that HOA, it's really no big deal and they don't do much. 

Good morning Chris and Dick Dovorany. Even though I am an active investor, when a listing agent tells me what the seller will accept for an offer.

When  listing agent will state the seller will take less for a home. That is a clear violation of their agency with their principal.

I had almost the same conversation with a fellow REALTOR --- they were holding an open house and told my buyers they could rent out the basement, when it WAS NOT zoned for R2. 

Those that say a guest home or in-law apartment can be rented out.

I always tell my sellers to take everything out of the house, including the curtain rods, curtains and any window coverings.  

Frightening to say, but I've heard a lot.

Refuting what I tell buyers on an inspection. Talk about taking on liability.

Some of them lie or make us staff that has no sense, and you know that they lie.

Chris and Dick - I would have to agree with you that it is rampant. Where should I start...

I have heard that along with so many others. In fact now I pretty much tune it out an realize they don't know what they are taking about.

I laugh as none come to mind but I can honestly say some agent makes me laugh each week with something that makes me scratch my head. LOL

that story is far from being the worst....some agents are frightening....
