Actually, Debbie, I have a few times; this was posted in the agent remarks section. I have often written into a contract when my seller is paying the preponderence of closing costs, that seller will select closing attorney and which inspectors are not welcome.

I have not heard of this Debbie. There is an inspector here who rips apart houses. He clearly states he hates Realtors and is a deal killer. He nit picks the house and some of the things I have seen on this guys reports are laughable. I know other inspectors who make fun of this guy.

He must have been molested by a Realtor as a young boy or something?

There are two inspectors whom I'd rather never encounter again.  Each created problems where none existed.  

I haven't seen any listings that state a certain inspector is not allowed, but if it was one of the inspectors I had bad experiences with, I could understand it.

Hi Debbie - I can't say I've ever seen this in the MLS.  Not sure if it would be or should be allowed.   I bet there are liability issues galore.

No, I have never seen a agent post the name of a home inspector that isnt allowed to inspect a property. I have recently sold a home where the owners used the only home inspector the agent recommended. The inspector said it was a new roof, new seals on sky light. When we had a home inspection done with the new buyers it was reveled that the original home inspection was different than the information relayed in the original home inspection.

Have have not witnessed such a prohibition in the MLS.

I do have such a list that the seller will agree to that prohibits two inspectors from entering the property. I will be there to protect the seller. And I do advise the buyers agent that a 'NO GO' exists if they fail to guide the buyer.

The moral to the story, flush this sale on day one instead of 15 days after contract negotiated. Too many inspectors are either suffer an existence of diminished relevance, therefore compensating in the inspection, or fail to grasp the ramifications/consequences of their commentary on the report long after the inspection is over.

The same 'listing' of lenders should be available also.

No, never I saw any suggestions on inspectors. It is always 'buyer' s choice' here. If you do now that some inspectors have bad reputation, or you had a bad experience, disclosure it to your client. It is up to them who they want to work with.

I have not seen them post on a listing, but have known of them informing Buyer agents that the inspector would not be allowed on the property.  Some inspectors should be reported; unfortunately, I haven't heard of anyone doing such a thing (actually reporting).

That is very unusual Debbie and have not seen that. I have seen however, where the agent on the request from the seller, will display the name a person or persons that are not eligible to purchase their home for whatever reason.

Debbie Reynolds - I have heard of it, not seen it in practice. At least they have never stopped my buyers from picking up the inspector they want.

Why would they do this?  Was it poor inspections?  I've had three inspectors in 16 years kill deals of mine.  All were seperate inspectors, but their approach was so alarmist it scared the buyers . . . out of buying.  Pity too.

No, but I have had a seller tell me she didn't want any agents from a certain brokerage showing her house. I have seen inspectors who report things that make no sense, and things where they are just guessing.
