Hi Jeff --- HMM....shortest is a turnaround once stepping inside and I've had clients who have spent an hour in a house.  That initial time out looking at homes with buyers can be a real eye-opener --- if inventory allows I like to include some easy-to-see and/or vacant homes in the mix.

approximately an hour and a half.  And a nano second.  We opened the door and clients took one step in as I held the door and spun around on the their heels and came right back out.  They proclaimed "it stinks" and we left.  The hour and half buyers made an offer the next day.

i dont know about the longest maybe 20 min, the shortest was less than 10 seconds i think we could of died of the smell of the home .

It varies.  If they're serious buyers it can take a while.  IF they're not serious I try to get them out ASAP.

oh, how I hate those memories but I'm thankful working buyers didn't last long for me.... there was one bank owned property that was a massive contemporary on 15 acres of land.... I could have had two meals there one day!!!!

The longest period of time a buyer of mine has spent in a home they saw for the first time was around 40 minutes. The buyer really liked the home but he spent most of the time in the house taking pictures and drawing out how he would remodel the property. Long showing but no deal came of it. Turns out we helped him buy a home that didnt need any remodeling.

The shortest time a buyer has spent in a home with me was a family who had stressed the importance of finding a fixer upper because the wanted a steal of a deal. These buyers were HGTV fanatics but had never flipped or flopped in their lives. I took them to a few major fixers and one home in particular looked like kids and/or transients had thrown a Project X party and completely destroyed the home.... And worst part it smelled like feces. I opened the door, took a peek inside, saw the disaster, unfortunately inhaled the rancid air and decided to wait on the front porch. The buyers went in and came out in less than 30 seconds. #TrueStory

I have never timed those long showings but I have encouraged them to move along to get to the next property on the schedule.

The shortest time is when they did not want to enter the house.
