I take my own! Reading other comments here, there is a misunderstanding. It's not the camera, its,the photographer with the proper lens and the hi resolution is also wrong. The photos will usually be taken in RAW by the pro, converted and resized for the client and MLS. It's unfortunate there are so many bad photos of homes on the MLS and all over the internet. A good exterior  shot  should not have the street, the neighbors home and be free of other objects  such as trash cans.

I have used a professional photographer when a listing has several fabulous features that my photos will not do it justice.  When I photograph my own listings I still try to take as many photos as possible and emphasize the best points of the home.

Richard, I always have a pro do it, no matter what the list price. A $130-$150 investment makes a world of difference as that is what the public looks at first and foremost the majority of the time. My clients value it as well.

I hire a photographer, who's also my client, (I sold him a house and he's sent me 3 referrals that closed escrow, so heck yes I do). However, if it's under 1500sqft, I shoot those my self. I also shoot all my own video, regardless of size. I've seen some bad i-phone photography on the MLS. I've also seen only 8 photos used, when we can post 25. C'mon folks, they're spending 6%, let's give them some Wow!

The Agent you choose REALLY does make a difference

For higher priced listings or those with open spaces that I may not be able to capture on my own, I hire a pro. Mine are quite good, but not always good enough.

In our area, about 1/3 of the listing agents use a professional photographer.  From personal experience, I know it helps my listings get more attention and is very worthwhile.

I have a great camera and in a pinch I take a few temporary photos however I always hire a professional photographer to take photos for my listings.  Professionals deliver high res for brochures and print and low res for MLS and on line.  The reason is that I am not a master of all trades and would rather hire a professional to do the job which frees me up to market and sell the property.

There can be any combination of the two or either Richard. It's easier to pick up the phone but sometimes I like to capture natural light at various times of the day to portray certain architectural aspects.

I have a really nice camera with a wide angle lens. I take my own listing photographs. I don't even think we have a professional listing photography service in my rural area.

If its a big house I would hire a professional but it it's a smaller home or condo I do it myself.  I don't use my iPhone though, I use a good digital camera and make sure the shots look good.  I've seen some crazy one's and have tried to figure out what I'm being shown.  Ah look a toliet - wow....

I take my own and I care how they look.  I purchased a cameral with a great lense, software that allows me to work with the pictures to get a realistic, but desireable presentation.  While I'm not a pro, I prefer my pictures over some "professional" pictures I see.
