no,...why would anyone do that??? I'm not sure I even understand the question..... those at an open house represent the seller....why would a buyer's agent participate in an open house event??? we cover our own open house events for our clients.....

I welcome any licenced Realtor that wants to host an open house on a "vacant" listing of mine.  I would be more cautious on an occupied home however.  My job as the listing agent is to get the home sold and since I carry too many listings to do open houses on them all, I welcome others to help get the job done!

I almost never have open houses, but if I do, I sit them. Most buyer agents really can't represent the home properly to prospective buyers.

I've had newer agents ask me whether they could do an open house in my listings and I think that  if they feel they want to get exposure that way for themselves and my listing, that would be fine. Since I rarely do open houses myself, I can still report to my sellers that we did have them.

There are agents to whom I've given a chance but don't feel inclined to do so again.

No way, no how. I represent the seller. if a buyer walks in without an agent, i can act as a transaction agent and write their offer. It is posted at our open houses we are sellers agents and what it means.

The agent sitting with you is not considered to be a buyer agent. You can have an agent sit with you and have an understanding that if prospects come in he can ask to be their agent but most buyers who come in have their own agent and if they just started looking at homes they will not buy this house. So if they want a buyer agent to show them other homes and are looking for an agent would you rather give the lead to this agent?

Paul - I have not needed anyone to sit at my open houses, and have never allowed a buyers agent to sit with me. Most of my clients do not want open houses.

I have sat open houses for other agents in our office to help out.

Yes, I often ask other agents in my office to sit open houses for me.  It frees me up to work with more sellers and also to be out showing homes.  If they secure a buyer at my open house I get a referral fee and if they get a client that doesn't buy that house but buys another then I get a referral fee on that as well.  In Maryland you can't represent both the buyer and seller on the same transaction so that allows the buyer to have their own representation through Dual Agency.

Yes especially newly licensed agents.  I like having other agents their as it makes the open house safer.  I let the other agents help the clients that do not have agent representives.  This is a way to help the new agents get started.
