I do use a presentation and leave it behind... so they don't forget me. I've found that sellers like having something in hand and often compare it with what other agents have provided. Doing this doesn't stop me from having a conversation with sellers and responding to their specific needs.

Oh no! Agents must use the 17 page listing presentation provided by your lead generation company and the 31 page CMA your MLS provides and a fistful of testimonials.....and exhibited via PowerPoint on a laptop.
Listening to what the seller wants....that only leads to complexity....and who wants that!

I've rarely found that people want to sit through a lengthy presentation. They want to ask question, they want to find out about you and what you will do, they want to know how much they can get for their house! My listing "presentation" has evolved into a two-way conversation/discussion with the seller and I do bring materials for them to keep or to illustrate certain points if needed.

The qualify this, 90% of my presentations are to referrals, not "sign calls/internet leads". My listing presentation consists of a pre-listing interview, a follow up question session at the listing presentation, I have the sellers show me their home & share what sold them on it & any upgrades they've done. I then have a simple but classy, 7 slide presentation, that takes 10 minutes to show them the 7 areas of this process I do to exceed their expectations, address their concerns and seperates myself from the other agents they will interview guaranteed! This makes myself the obvious choice: because no other agent in my market is doing this 7 slide presentation. I deliver it very uncanned and I cater to my audience...as a former DJ, I know how to adapt to my audience:)
I also show them the comps & discuss what the market says their home is worth in it's present condition. Then we discuss the Home Enhancement Check list. I get 85% of my presentations to list. When I don't , it's mostly because I chose to stand firm on 6%. 95% of my listings are 6% to this day. (I don't always stand on 6%, it depends on the house, the seller & the circumstances, which is a whole blog in itself ). I do offer my military clients a rebate at close of escrow, as that is 45% of my business here in San Diego.

I have a leave behind piece, but I don't do a formalize dog and pony show. I wouldn't want one as a consumer and most consumers are relieved when I tell them I am not going to dim the lights and show them slides of our last vacation. Or a power point presentation. I prefer to talk to them about their house, their goal, their needs, etc. I talk about how we will market the home, of course, and have a presentation to leave, but I don't go through it while with them. Success rate is very good.
