Yes. And usually error are found, but that is another story trying to get an appraiser to adjust the appraisal after the fact. This is another strong reason why the agent for the seller and buyer need to be present at the appraisal to offer comps and detail improvements to strengthen the price argument,

In NM the buyer always sees the appraisal and the seller gets to pay for it without seeing it. Try explaining that one to a seller.

Good morning Conrad. I can't see any reason for not asking for the appraisal. We will always give the the buyer a copy for their review. They paid for it, they should have it.
Make it a great weekend!

Oh absolutely. We need to understand what the analysis showed and see if there are any egregious errors (which I've found more than once) and then be able to use it to negotiate with the seller.

Of course the buyer did pay for it and should take deliver of the appraisal for which they paid.
However, their possession is not relevant. The outcome of the appraisal was already known (after all WE do this stuff) and the plan B already in position. The one who will want to see and respond to the appraisal is the SELLER and the sellers agent.
If the sellers agent did not protect the seller, they will get the squeeze. If the sellers agent DID protect the seller, I do squeeze, then head to Plan B.

Around here who ever pays for the appraisal gets a copy of it. Just common practice in my area.

In Arizona the buyer pays for thier appraisal. If it doesn't appraise and I represent the seller you bet I ask so we can figure out our next steps.

Yes, I have the buyer ask for a copy of the appraisal report when the home doesn't appraise for the purchase price.

Conrad Allen - I think in MA, buyers DO get the copy of appraisal report within 3-5 business days.
Joe Petrowsky am I correct?

Yes, I generally try to get the appraiser to reconsider so I need to know which comps were used so i can find better ones. I even have appraisers call me and tell me the comps that they used and ask me to help find better ones.

60% of sellers have their idea of selling price. They think they are in charge of marketing. I only chose to work with those whom I can level with.
I typically leave the mini-appraisal with the sellers. Often the sold value or appraised value is what I gave them.

yes.... we need to know what the appraiser used for comps.... and we provide what's needed....

Yes, I will ask them to do it and send it for my review if they are willing,

We don't have to ask. The buyer gets a copy and I ask to see it if I'm not copied.

Conrad -- I would expect a copy of the appraisal -- the buyer has paid for it.

Yes as it shows the comps they used and to see if they are correct.
I have one coming up that will be interesting!

Our buyers always get a copy of the appraisal, thought that was mandatory. I had one yesterday that came in $2K under contract price, working through that now.
