Richard - Yes, I believe we have the ability to write escalation clauses into our contract. I have talked with my broker before about this, but have never written one into a purchase contract.

Yes, but I rarely use them. Also, when i have received some with offers, several sellers did not like them. Sellers don't have to accept the highest offer anyway.
