One funny(funny haha and funny odd) story I tell to buyers who ask me how many homes do we need to see before we "find" the "one".
Many years ago, I showed clients what I thought was the ideal home based on the parameters that had been shared. They stayed in the home for a while and I had asked during our initial meeting what if the first home you saw was the "right" home? They laughed...that would never happen.
Well, it did...except they decided they "needed" to see other homes before making a decision. It was a different market and homes in that area were not selling as quickly ---- four weeks later, they wrote an offer and the home was theirs. Yes, it was the first home but it took another 20 homes before they realized it.

Yes quite a few times Debbie. I could tell you some great stories, one time I sold an Evanston Police Female officer a condo. She called and requested a showing and after asking the qualifying questions, showed her the property in question. She said I will take it after 10 minutes and the first time we had met each other. I tried to tell her that she should see comps and let me do a CMA but she said to me that she was a cop and that she knew the neighborhood better than me and had been watching this street for years. It ended up to be a great transaction and we became friends.

I have often had this happen. Even if showing multiple homes over a period of a few days they often come back to the first one. I listen to my clients and try to show them what they want first. If I have done my job correctly the first house is the one has all the options and price point they told me that they wanted to buy. I'm sure they compare all the others to that home as we go through the showing process. So yes, it happens often for my clients.

Hi Debbie;
Yes, I have. A lady called me after viewing my website. She was interested in this one house. It was a Sunday afternoon. Something told me to get in the car and go to the house, so I did. I called her from the house and she was ecstatic that I could describe it to her over the phone, room by room, as well as send pictures.
Then I gave her the bad news - I had just learned while I was there that there was an offer on the house - it hadn't been accepted yet. She said to write up an offer, sight unseen. I did, with plenty of due diligence time.
Her offer was accepted. She drove down (from out of state) the following day, and I spent the day showing her every other house in the neighborhood in her price range, just so she could be sure this was the one.
It was!

Yes... my good friend of 35 years has bought three homes with me this way. Even when I tell him "let's go see other homes" he jokingly tells me "you are my Realtor and have to do what I say!"

Unlike others that have responded, I have not had that good luck. But, really after just one. I guess I would be blown away if all their requirmets were met in just one showing. You must of done a good amount of previewing on your own to know just one house was it.
