We have already implemented the rule and if escrow/ closing attorney answers our requests upfront on day two, a transaction can close in 12 days (assuming Borrower got everything in upfront and uses email).

I send email and phone the escrow / attorney with the exact numbers and get their numbers as well.

Agents, Realtors, Sellers and Borrowers need to agree in their upfront contract as to who is paying what exact dollar cost. 

I would recommend that listing agents get termite inspection, any warranty costs, any work repair costs such as strapping a waterheater or adding carbon monoxide detectors all together before they accept an offer. For example if you are listing a property that you can see is a "fixer" have those dollar costs in writing.  Help the seller make an exacting decision before  counteroffers...

The recommendation is an additional 2 weeks.

In real English that means add 4 weeks and they still won't be on time.

I'm thinking post closing occupancy by seller is the only real solution to avoiding a great calamity for our buyers and sellers. That is uncommon in Florida, but I suspect that is about to change.
