Hi Larry - I have not done this but there are some agents who have done these in our area with out-of-country buyers.   It is not something I would be interested in pursuing at this time.

I've seen a few try them. It was a total waste of everyone's time. No one on the bus bought anything, they just got free tours of the area.

Albuquerque and Rio Rancho NM both are so spread out it would be a full day adventure and not see many homes.  So to answer your question no I have not nor have I heard of it being done.

Larry our properties here are so spread out any kind of tour takes hours and if not, only a few homes will get viewed.  Tours just do not seem to work here.  Mark

Yes a good friend of mine that does a Home Tour monthly.  She emails everyone in her database about the Home Tour with a date and time.  It is super fun last month she did all new homes.  In February was foreclosured homes.   She rents a larger van for the event.  Since she started the event she has sold maybe 20 homes connected to the Home Tour.  FYI She tours her listing and other agent listings also.

I would not do it .  If I am the buyer agent I need to be attentive to their needs and answer their questions etc.

There are not enough available properties that a large group of buyers would consider. Not only that, I fear our buyers would feel violated and wonder which of the those buyers will get preferential treatment by us.

No, never considered it however when I had friends looking together a large van would have been nice. Now most of my buyers take their own vehicle unless they are from out of town and they ride with me.

We have not done it, agents in Florida at the height of the housing crisis did this successfully with foreclosures.

I have heard of some brokerages chartering a private bus to do caravans.
