From a paperwork standpoint, I'm in good shape, using my smartphone, iPad and Surface while I travel, but the issue is showings. I've been speaking with my agents lately about this and while they are always there for each other and for me, there is a question of compensation that needs to be addressed. Some feel like William Feela does (I help you and someday you will repay the favor, gratis), but some would like some sort of compensation, whether it be an hourly rate for showings or a percentage of the commission. I'm going to address this at our next meeting and come to a consensus.

Debbie, that I do not have my Business is way too critical but I do have a very strong team and with my business, I still need to work on Vacation or when I travel the United States to attend major Conventions and Seminars...I am always at all times Monitoring my Business and rest assured that it is ran correctly and I'm on standby for any given emergency at all times. So...my definition of Vacation maybe a little different, it's traveling, yet working at the same time. Have a great day!

Debbie, we notify our non-urgent buyers that we will be away for "x" days and to please inquire after we return. We have agents we just trade vacation work with for offers on listings or urgent buyers. Seems to work well. No compensation.

Excellent question. As the broker, I would include vacations in the "policies and procedures" of the brokerage. Why? Because the reputation of the brokerage is on the line if clients are not treated correctly. I remember last summer when I ended up with a buyer who could not get hold of a listing agent who was on vacation. And THEY were only in town for a few days. After they asked me for assistance, even I could not get hold of her. And NONE of the other agents of that brokerage helped me to get some answers. They just kept saying, "we've left a message for her". Well, we moved on and they purchased another home over that weekend. My suggestion? Have another agent at the brokerage cover for you, splitting commissions if a buyer comes up.

I have a very good friend (with a different company) that operates just like me, and we watch each other's business. We generally do this for free for each other but if we have to write an offer, there is a 25% referral owed.
