Many times on listings i represent, the apprasier comes after we are past the inspection period. I will remove the key safe. That way, they have no way in other than thru me. They call, we chat, make an appointment, and give them a breif run down of comps, etc. I dont tell them what to do, but politely share knowledge. I have found apprasiers come with a varing degree of knowledge, some more than others. I have yet to have a listing I represent, not appraise :)

I usually stay out of their way after the pleasantries. I am in fear of some perceived impropriety, so I keep my distance. Personally, other than letting them in the door, I see no reason to talk with them. I do understand REALTOR® wanting to get the MOST for their homeowners, but I am not willing to put my license on the line to do so.

It depends on the type of listing it is. If it is an investor who has revamped a home I leave copies of the repair and purchase bills so they will accurately appraise the property. The appraisers have always taken the information left.
