I'm with the yesses, and think that while all the positive features should be highlighted, at least one shot of each bath should be included (unless, like Holleay, we're talking about a huge house with too many features to include all the baths). And yes, LIDS down, not just seats!

Yes, as long as no one is using it. Oh, I just couldn't resist saying that. On a more serious side, yes if they have been upgraded or if the view you take shows a good amount of the features. Do NOT just take a picture of sink, toilet or tub. Take a photo showing a good amount of the entire bathroom area.

Yes, but as others have said, put the lid down and also don't publish a picture where your reflection is seen in the bathroom mirror! Or take a picture with someone using the shower...or on the commode...or the dog is drinking out of the bowl...you get the picture, right?

I think most of us do it out of habit.  The potty shot is what I call it and it is always hard to get a good one.  I guess it could be dropped, but I think people like to see them.  If there is something great about the bathroom, large sunken tub or something you need pictures of it.

Hi Debra -- sure but not those that are distasteful.  The same goes for kitchens with dirty dishes, unmade beds or fireplaces obscured by the giant television.   

It depends on the house.  

If I have an 8 bedroom home that also has 8 baths, as well as 2 additional den areas, a top notch game room, a home theater with state of the art electronics, an amazing outdoor pool area that includes an outdoor fireplace and enclosed tiki bar area with outdoor refrigerator, sink, wine cooler and large flat screen tv, then because there are only 'x' number of photos I can upload per listing, I will take the higher value shots of the additional amenities the home has to offer.  Of course, in an 8 bedroom home the master bath will generally be spectacular, so I'll include a shot or two of it, but typically not any of the other baths....   

If the bathroom is decent I say yes. Believe it or not people are still interested but don't do it if you can't seem to take it without the seat being down and you out of the picture. LOL

I agree with several others, no picture of a particular rooom automatically makes me think that room is too hideous and/or outdated to warrant a picture.

Only if the bath shows well, and then the tub and vanity/double sinks etc, not the toilet. 

Yes, because bathrooms are important. Please try to take a flattering picture though.  Buyers want to see what kind of countertops and cabinets, fixtures, lighting etc comes with the property... basically is it updated or not?

If it is a large bathroom and photographs well--yes,  I think that is an asset, especially if it is the master bath. 

They are the hardest rooms, especially the powder rooms, to create a really appealing photo, but I still try.  I believe a picture is always worth more than a thousand words, so yes when you can manage a decent photo, include them.

Good question!  Actually, if it's an awesome bathroom and the toilet seat is DOWN, it could be a good thing.  At the moment, I have a client who likes to see if the bathrooms seem large enough for her 'wing span' while drying her hair!

Unless they are breath taking, I wouldn't highlight any room, especially a bathroom.

I agree with Cindy Davis. Bathrooms are important areas of a house . . . especially the master bath.  I always stage bathrooms (simple but crisp) and especially the master bath-- rolled towels, art, etc. to give a spa-like look!

Professional photographers usually include the bathrooms so, go with professional staging, professional photography and you're on your way to a sale of your listings!! :)

Without question they should be, but like David Barr  said, please put the seat down! On my initial visit with clients, we pull up listings that fit their criteria on a big screen TV in our conference room, and I cant tell you how many times a client had me stop on the bathroom and kitchen photos. Obviously a big deal in the decision making process. 

If it helps your clients home sell yes. If you are going to picture it then it must be tasteful. Neat, Clean head to toe and yes seat down! 

Yes, just to show they are updated (if they are). No toilet pics, seat down, no junk on the counters.

Just had someone on G+ today want feedback on some photos he took of a great bath 10x10 at least, shower had all these funky holders & bottles in a great upgrade. Told him to clear out the clutter BEFORE the pic.

Make sure the toilet seat is down but take the best photo you can.

The pictures should show the good features of a house so if there is a new light fixture in the bathroom, or it has been newly remodeled, then go ahead and include! The purpose is not to show every square inch but to entice a potential buyer to come see the property! If they have questions about the property they can always call the agent.  Or is that not how it is done in your market? Don't you want to talk to potential buyers?

Yes only if the seat is down.  I think buyer need to know and see what they are purchaseing.

As an appraiser, I absolutely think photos of bathrooms should be included - because your sale will be used as a comp many times and it helps us to determine the level of updating and quality. This benefits you as well - the more information we have about comps, the better we're able to produce a more accurate appraisal for your next property. 

If we have nice tile I want to show that off, because it can be a distinguishing feature.  If the bathrooms are bad, I would agree they should not be shown.

Yes, as those are a huge concern of buyers. Not having photos makes a buyer think the worst. Showing a home in the best light you can without misrepresentation is always best. I'm for not using crazy lighting and exaggerated room size. Show it like it is with bathrooms included.

Debra, buyers want to see the condition and cleanliness and if you have it shoot it.  Investors and buyers want to see the condition on  REO bathrooms as well.

Only if they are special. Some of the smaller bathrooms are too hard to get a good picture of. My attitude is that pictures are to enhance a listing, not to document every feature in a home.

Generally, yes.  Buyers want to know if the bath needs updating.  If it is so small that I can't get a good shot, then I give it a pass.  It does astonish me how many shots are taken and posted on the MLS with the lid and sometimes the seat up.

This depends on the house. I usually do, but definitely if it is a large bathroom.

Most buyers view homes on the internet and the more photos the better. If the bathroom is in terrible condition than no do not photograph.

Yes, definatley.  That is a major to women, just like the kitchen.

Unless it's the master bath or another bathroom with particularly desirable features (bidet, steam shower, large marble shower with twin shower heads and so forth), I wouldn't bother.  

The purpose of a virtual tour is not to show every cubic inch of the house. Photos are an adjunct to the MLS sheet, a "teaser" that is meant to attract prospective buyers to schedule a showing, not a substitute for the showing itself.

It's important to show the complete picture of a home - and sometimes it is the not-so-pretty photo that jars the seller into fixing it.

Clean bathroom?  Yes, part of the property.  I like to tell a story when I present pictures, not just the good ones but a complete picture.  I have found this means the buyers who do come to view, have a good idea of what the property really looks like and are actually intereted Vs a listing that only shows the best photos and a buyer feels "tricked" once they show up and put foot to pavement to view it in person.

Debra - I do think showing photos of bathrooms can add value, if there is enough room to include them in the photo package. If there are too many other necessary photos of the home, then I could exclude the bathrooms.

A master bathroom would be the most important, and any bathrooms that are unique, or have been updated should be shown. A standard bathroom with a toilet and a sink may not be that necessary to show.

I think if it is special then yes definitely they should be included. If the bath is tiny then what is the point, to tell the world the bath is tiny? The extra photos can be used on the other features of the house that are more special.

Yes - bathrooms are a relatively diminutive, yet very critical component of what makes a big box something you can live in.

Debra Peters I think it would depend on the home. If the bathroom was recently remodeled, it probably requires a photo.

Show it all but be selective.  There's only 16 photos that can be uploaded on our MLS.  If there are other features that would show the home, then I'd opt not to include the bathroom, unless it has some really unique feature.

Absolutely!  At a minimum, a photo of the master bathroom should be included.  If I were a buyer, I'd want to see a photo of the master bathroom almost as much as one of the kitchen.  These are the rooms that cost the most to update so if I were looking for a new place to call home I'd want to know what to expect before I'd spend time going to see the house in person!

Yes, when they add to the listing. No, if they are simply there for utilitarian use. If the listing states it has X number of bathrooms, that should work. People do not buy homes for the bathrooms; unless it is the master and even then it is lower on the priority list then other rooms and features. 

Yes.  I don't do toilet shots but there are some luxury baths out there that are very camera worthy.  Even the powder room can be shot properly. 

Not usually. Only if it's a super luxury large master bath, or a very elegant bath that would be an attractive selling feature.

Toilet shots are unnecessary adn to me insulting to the seller. Agents should rely on a pro photographer and use photos to highlight the positives of a home.

Some bathrooms do no justice to the home. But, sometimes a photo or two of a master suite bathroom is absolutely necessary.

Always take the photo and view it with an honest eye.

I do think bathroom photographs should be included in listings.

There was an REO agent in my area who always took photos looking into the toilet, which I never understood.

Buyers want to know if the bath is updated or not.

The appearance of the overhead fluorescent, laminate counters and avocado green toilet is worth a thousand words. But seriously, one picture is all that is needed to convey authentic condition.
