There is not a dollar value that can be placed on an intangible like that.  However, like Michael Jacobs said, it makes the home more attractive.  When selling a business with a building, sometimes, the sellers want to put a "good will" clause, ie because the biz has been successful the buyer should pay extra.

That also means nothing, as one cannot predict whether the good will will continue. A

Is there a dollar amount or percentage to gauge its value? Probably not, although it makes it much easier for customers to reach into their pockets quicker.

Hi Richie --- I'm not sure if I can could place a $$$ number but I strongly believe that pride of ownership makes a potential buyer want to linger a lot longer than one where it is lacking.  Longer lingering can often lead to offers which can lead to closings.

What something is worth of course is subjective, even an apprasial is nothing more than a written statement of opinion.   What I see the most is deferred maintenance, items that if left uncheck or maintained, cause damage to the property.  True pride of ownership, homeowners keep on top of these items.  In short, it is worth more, how much is hard to say until we start talking about the cost to correct the deferred maintenance.   Properties with pride of ownership that shows, priced well, tend to sell quickly here in Tucson, AZ.
