I attend all the closings Spirit. I often do a final walk through and then head to the title company directly for the meting.

When I was in the real estate business, I attended all the closings, it gave me just one more opportunity to ask for referral.
In the mortgage business, it is impossible as there are just to many transaction in 8 different states.

I either attend or am available by phone during closin unless my client is very experienced and comfortable on their own. I review the HUD in advance but with rental properties there are sometimes last minute changes and I've caught errors in those debits/credits while on the phone or in person at the closings.

Thanks Michael Setunsky. Unlike other states, we sign here in Tucson, AZ in counter part. There are many times I never even see the other agent in person, and the buyers/sellers never see or interact with one another. We sign in counter part at title, and then record 1-2 days later. The process is different from state to state, when I work wtih clients from mid-west or back East it is all new for them Vs sign and close on the same day.

Good point James Gray, I receive and review the HUD a well before we meet to sign. Normally order the home warranty at that time as well for the clients I represent. Thanks for the answers! It is interesting to read how the process varies from state to state.
