In my area just about anything that is priced above average (<10%) will still sell within 10 days.  There are those die hard sellers who boasts they will not sell until it reaches their dream stellar target.  I do not even take their listings. The ones who listen to me priced it right or below latest highest gets good results.  I just sold one in 2 hours. It receives historical highest price. Monday 10 AM.  Showed to 3 groups got 2 offers same day.

You are right Michael Jacobs - in some ways they can be hokey.  I guess that is what I am looking for - ways to make them see a little less that way.  That said, our phones ring.  We have a "contract/qualification" list and usually most sellers realize they don't qualify immediately. . . there are a few that do and they are happy to know it, but we get their homes sold before they need to be at the "buy out" price.

Sam Shueh - The home must be in the median price range to qualify and we have a series of price reductions (4 over 120 days).  We also have to agree to the starting list price.  If the home hasn't sold after the 4 price changes (we have only had 1 that didn't sell and we did purchase it), we will purchase it.

what is your catch? One can list at higher than market (e.g. 20%+) if it does not sell in 59 days you give back $10K?   A local agent was fired from Coldwell Banker when it did not selll...

Mine is a little different than a guaranteed sale program, but we have a 30 day closing guarantee program in which we pay someone's first mortgage payment if our delays cause a settlement to be extended beyond that period.  It does make the phone ring, provides people with reassurance, and let's them know we do have some skin in the game just like them.

 

I think programs like this are good marketing, and an opportunity to back up what you offer.  They do need to be marketing the right way to avoid being hokey, which they often can seem.

Never. We thought about it, but there are just too many uncontrolable variables. Newer, lower priced listings, owners not keeping the home ready for showings, etc.

As long as all terms and conditions are fully disclosed as part of the initial offer, they are "OK".  If not - then they may be viewed as a bait and switch tactic.

I am sure your market is very unique Kathleen Luiten - the difference it has made for us is an increase of 2% market share. . . that may not sound like much, but it really is quite an increase.
