Good question. I made a choice not to represent sellers on short sales, we had a slue of them here in Tucson, AZ couple of years ago. I refer them out to agents that specialize in only short sales.

The typical consumer has no idea of what HAMP or HARP means. Sadly, the protections are too complicated.
