"Just listed," "Just sold" are the no-brainer defaults for agents and those selling agents these services, who can think of nothing else to do.

The reality is, ANYTHING is better than nothing. 

Solid leads? Any response means the effort was successful. How it ends depends on the trade craft of the agent.

direct mail marketing is my method of choice for marketing....my team members are listing agents and we close over 100 listings a year.... we are a team of 3 full time agents.... not a mega team....I've been using direct mail marketing for over 35 years....

We are just now starting to mail out cards that indicate homes that were sold in their neighborhood.  It may get them interested in putting their home on the market with the saes in the area.

Yes - my office sends out a standard number, and I often pay extra for more, especially in nicer areas.    

I think it's a must, because neighbors have been driving by your sign, seen the realtors & inspectors cars coming and going, and they are curious!      

Our postcards have all the usual stuff on them, but also offer a customized link where the neighbors can log into a website and see recent sales around them.   I'd estimate it prompts about 1-3% of homeowners to inquire about their property value.   I've gotten several listings.

I started mailing out pending and just sold postcards to the neighborhoods where I sell listings, or sell to buyers.  I just landed a new listing yesterday as a result of a pending post card.  It works!

Yes. They are still fairly effective at generating a few calls or emails. I mail them.

I have in the past and just listed too. Lately I haven't but we have a service and I want to give it a try. I do think you will get some occasional business.

Yes, I send them out when my listings sell to the nearest 50 homes letting everyone know that the property sold. I have had no direct results from the postcards yet, but I will continue to send them out.

I have mailed just sold cards but have  not hand delivered them

I have done this in the past. I mailed them out. I didn't get anything off of it.
