Don't your company or board provides all forms. I think, all forms are state specific. I pull mine from zipforms with all my and my broker information on it.

Bruce, I can send you a sample of our form, but it would have no use for you since it is only for CA.
If you search Zip forms, you'll find it.

Sandy and Norm, thanks for your feedback as we have never used one for the very fear of driving buyers away, but we do want to see if there is any better language than our state form to see if it can be improved. Our local MLS board has no BBA.

BBAs will drive the buyers away from you. Our experience; yours might be better.

I agree with other comments. State laws vary and normally any agreement is approved through the state real estate commission. We have electronic buyer agreements on our MLS and through the commission. Check with those entities.

Ok - understood. Our buyer agency agreement covers that too. My form won't be useful to you but the language mint. Would you like to see the Maryand one?

Bruce - not sure what you are asking for. We have a state mandated, legal document in North Carolina (and South Carolina). I'm sure your state does as well. I do have my "easy exit buyer agreement" which is my own form and I'd be happy to share if you like.

Do you use zipforms in your market? The Indiana Assoc of REALTOR's(r) has one in there under IAR forms.

Like the others have said, go see if the board provides them. Easy for us in California, could have one printed up using ZipForms in no time.

are you talking about a buyer agency agreement? Does your local board of realtors not have one that is acceptable to your real estate commission?

Esther, I am referring to a client-buyer's agent/broker agreement for compensation should the seller or FSBO not pay a commission to the buyer's agent.

Hi Bruce -- California has a form but I have only used it once. I actually wished it was standard although I can't believe I said I favored even more required paperwork.

Aloha, Bruce. Arizona has a buyer broker agreement, provided for us in zip forms; however, it is optional and not state required. Is that similar to what Hawaii is doing? The original buyer broker agreement in Ariazona was much more user friendly than the revised one we have now.

Lise Howe would love to see the form as we are meeting with our broker tomorrow for new language ideas. If you could email that to me at your convenience I would appreciate that very much. Thanks, Lise!

Nina, if you could send that form to me I would love to see what you have composed!

Inna, I would love to see what the California form looks like to see if it is better than our state form to suggest improvements.

Evelyn, I would like to see what else is out there and if there is something very streamlined on one page.

Lise and Eric, we do have an agency agreement, I am asking about a specific buyer-broker contract that deals with compensation for services rendered should the buyer use a FSBO or broker that will not co-broke a sale.
