If I can't do electronic and they absolutely have to be there, FedEx or UPS is great. For local, non-time sensitive docs I find that if I drop a letter off right at the post office people are getting it the next day! The USPS is not an urgent delivery service, that's why the others have been able to fill that niche so successfully.

So far I have been very lucky. I've had banks say they never got the overnight package, but the signature proved them wrong.

Youree Lundy - closing documents can be emailed as a soft copy and the closing attorney can print it. And for original deed, hey, that should be done much in advance!

Hi Youree, we haven't actually lost a deal, but we had deals fund two days late due to Fedex weather and flight delay problems. Both deals were set to close the same day (through our escrow company) and both were negatively affected and delayed. At least Fedex refunded our money for those two packages. If something like that can happen with Fedex, I bet it happens a lot with USPS. ~Marisa
