Julie, I assume your question was inspired by some guru who advised of the golden opportunity this offered. That right there in front of you is a crowd of home owner waving their "I need to sell flag."
It's the low hanging fruit they say. so start calling.
It may be worthwhile to understand what actually happens. This means getting first person information from the owner of a house whose listing expired.
Next, examine your MLS data to determine the time from expiration to re-listing. How many? How long? With whom? What was listing duration?
This should give you a clue regarding entering the feeding frenzy or judiciously timing your action.
It is worthwhile if you forego the feeding frenzy. Those home owners are most often scared into using the previous agent.
Applying your untapped genius, you can pre-empt or judiciously time your response to get the greatest results with the least distress.

That is one of the most frequent task most realtors tried. In my area just about any home sells. So the ones expired are often way overpriced. One agent who makes 100s cold calls did get a few listings out of the area, they are all over priced to the point there is no offer then they expire. Sending post cards and door knocking may be a less frustrating chore.

I don't look at FSBos or expired as cold calls. To me a cold call is picking out homes in a neighborhood or throwing darts at the phone book. FSBOs and expired have shown that they have an interest in selling and are a few notches higher on the prioroty ladder to me.

After the home has been off the market for 3 months, I send a letter of introduction, a piece about the current market, and piece about my brokerage. I follow that with a post card two weeks later. I only then two weeks later make a call.

Hi Julie -- I went to a cold calling seminar early in my career -- it's just not my style or something I feel comfortable so I never pursued it. There are plenty of lead generating activities one can find so I believe it's best to find the one that suits your personality.
