I have been in this business full-time for over 30 years. I help a lot of new agents in our office. The best advice I can give a new agent is to find a successful mentor or mentors. Busy agents do not always have a lot of time to spend but the good agents in your office will always take some time and share. Ask for help and don't get discouraged. Don't give up; it take a solid year to break into this business.

Don't waste a lot of money on guesswork advertising. Take your time and map out a long term advertising strategy with whatever budget you have to work with. Practice what you will say when you do get an appointment, and have listing presentation ready. Be honest and sincere.

Get with an office who can train you and if they are successful, do what they do! I was a new agent and I made sure to FOLLOW UP and make that personal contact. I did what my mentor told me and I have become a Multi Million Dollar Producer in under 2 years. Be organized.  Get your name out there! Be personable ! Good luck!

Hmm. Well if they want to be a Realtor in Katy my advice is find another occuaption as we already have way too many agents/realtors and not enough business for the vast majority of agents.

Don't be afraid to say 'I don't know'.  Then quickly follow with, 'But I'll find out!'  No one expects you to know everything.  I don't, and I've been in the business for 14 years.

What people DO appreciate is honesty.  Never try to hide what you don't know. All your buyers and sellers really want is for you to be honest with them.

And be johnny on the spot in communicating.  Never leave your clients guessing where things stand in a transaction.

It is SO critical to get proper training!  Annette Lawrence gave you some stellar advice...

So did Praful Thakkar.  You'll learn a lot from ActiveRain.  I'm a fellow newbie to the Rain, and I'm loving it!!

Also, treat your fellow agents with respect.  Be PROMPT with getting them the information they need, answer your phone, return your calls promptly.  Let other agents see that you are on the ball, and that you are handling your side of the transaction, and they will want to show your listings because they know they can count on you to work it on your side.

Finally, believe in yourself.  Trust your gut.  You can do this!!

Get educated, learn the contract and the addenda inside and out.  Have patience with both your clients, and your peers.   When you dont know something (and it will happen a lot at first) be brave enough to admit to them you dont know, but you will ask your broker and get back to them.

Remember, you are helping people and if you work hard, some will appreicate it.

I addition to other things mentioned here I would suggest that you start to network within your community.   Join your Chamber of Commerce or Board of Trade and attend the events.  Volunteer and get on a few committees and join a BNI Chapter in your area.

Learn one nivhe cold instead of being a jack of all trades. For instance, if you have been in property management for 10 years, you already should know how to convert renters to owners, and should have a pretty good database to appeal to.

Christina de la Fuente let me make this as absolutely simple as possible.

There is only ONE thing you need to know and do.

It has nothing to do with splits, teams, train'n or all the stuff we've been sell'n newbies for decades. There is only one thing you need to know and respond to.

That is, join a real estate brokerage that can document the results you want. It may not be the one you are with right now.

If your business plan sets a goal for 20 transactions a year, work with the brokerage whose agents average 20 or more transactions annually.

The RESULTS are the VERIFICATION that the compensation, training, support, infrastructure and environment is conducive to success. 

When you have found the right broker, the next step is to follow the instructions provided by the broker, mentor or team leader. This business is not rocket science, but you do need to execute well. As a PM, you know how to do that already.

Christina de la Fuente -  So here's my advice - pick a lead generation program - your choice - Tom Ferry, Mike Ferry, Rick Dulucca, Brian Buffini, Ben Kinney, Market Leader had a million dollar pipeline program, there are a lot of them out there, but you need to pick one and then do it.  Listen to the on-line video classes, or take their webinairs, but do what they tell you to do and follow their structured programs.  It will give you the structure you need to get started.  It's all about lead generation (no leads, no sales) and these real estate coaches know what works and how to get you started.  My second piece of advice is keep regular hours in by 9 a.m. out by 5 p.m. or later, 6 days a week.  You're starting a new business so expect to put in a lot of over-time.  You should also go into your office and sit at a floater desk for the first 6 months to year, you'll hear, learn, and have people to go to and ask local questions.  Lastly, go to Broker MLS Tour and learn what homes and condos are for sale.  It's a lot to learn, so take it one day at a time, but get a business plan (the real estate coaches will help you figure it out), and stick to it. Host open house often.  Because you're starting out, you may not have your own listings, so ask colleagues if they will allow you to hold their listings open.

Beware of lead sellers or programs that will purportedly revolutionize your business.  These are usually high dollar, low value programs.  Just say no.

People hire people they like and trust.  You are your business.  Advertise you.

Of course, get yourself educated on the business, neighborhoods and so on.
