John McCormack , you don't hold open houses because they don't work well in your area, because someone else is sitting them for you, or you are working only with buyers?

 

Michael Jacobs , I have my old open house signs as well( from each company where I worked). I keep them thinking that I will reuse them by ordering stickers, but I never do......eventually I'll trash them( paid $50-60ish for each:(

Hi Inna -- I think my inventory of open house directional signs is 20 but I am hoping to go through them over the weekend and probably toss a few that have seen better days so I will probably end up with 14-16.

If possible, I try to have them placed in advance of the open house so I can be "fresh" and not feeling rushed prior to an open house event.  I have hired someone to place them depending on my schedule but I typically pick up after the events are finished.   Open house days can be long.   So it's best to make sure they are well-planned -- I also have a schematic where I want the signs placed so I don't receive a call of one left on a street corner.

Bruce Walter , we have few cities that do not allow or limit open house signs: Beverly Hills, West Hollywod, Santa Monice, Camarillo.  BH and WeHo require permits for OH ( talking about bursting the city budgets on behalf of RE agents).

Hi Inna Ivchenko -

I don't hold Open Houses at all.  I do not have anyone hold them for me.  I work with buyers and sellers both.  As I think about this I really don't see that many Open House signs around Albuquerque.  Rio Rancho NM doesn't allow any signs up at all.  That is Albuquerque's sister city which I work as well.

Oops, we place the pointer signs out a day before as our county/city is very strict about signs in right of ways.

Inna, they are riders to our signs and we own about four of them.  We have two pointer signs each.  We use one rider and two pointer signs for an open house.

Jeff Pearl , how interesting! You are allowed to use only 4 OH signs?! I think, some of us( local agents) use 20+ for each property and some agent leave them very early morning and remove very late at night. I don't think that is right, but it is like a free marketing, right?

I just had an open house where no signs were allowed, I felt like.......naked, lol. It was a rainy day( rare in the Valley) and NO ONE came! What a waste of 3 hours + preparation time!

Debbie Laity how interesting. Here in L.A. in the areas where signs are allowed, intersections look very colorful. It is a custom to use as many signs as you can.

Tyler Smith this is an excellent  point! You are so right! Most people who come from open houses just destructing you, most of them are neighbors. Yet, I  believe open houses don't sell properties, as a matter of fact. It is an opportunity to promote your name and your business. That noisy neighbor often comes to offer you to sell their house or refer you to someone who needs your service.

I don't have any open house signs. I gave up doing them a couple of years ago. They don't work in my market. We've tried everything...including getting agents together from different offices and having an open house Saturday. We offered prizes and had maps. I sat along in an empty house working on my computer.

     In the past I  put out a few directionals with balloons on each sign.    I've been experimenting with using no directionals and I get almost the same turnout.  I've been doing different on-line ads and occassional print ads to see what works.  I get results from each.  The serious buyers see the online and print ads.  The people out for a drive see the directionals, stop by and distract me from talking to serious buyers at the open house.  No more directionals for me.   Serious buyers rarely come from directionals.

I have about 10 tent open house signs and another half dozen of the open house pointers and I use as many as it takes. Some houses only need a few and others have multiple routes and I can use a dozen.

I own 25.  5 each of a different style. (this is purposeful)

Each open house will have three signs for each point on the compass. 

Obviously if the house is one turn from a busy traveled way. not many signs are required.

I have 10-12, but rarley use them. We are only allowed to use 4 for open houses. Some towms don't allow them at all. They drive around and remove any that they see posted.
