Hi Annette -- I wouldn't but I don't like hosting other agent's Open Houses 

HOWEVER

I don't think your idea should be dismissed.   If the property is in a highly desired location it might make sense for a smart listing agent to sell the opportunity to the highest bidder.  Not sure how it would work logistically or legally but the concept is interesting just not something I would be interested in - on either side of the equation.

Michael Jacobs your response suggests you are able to see the simplicity beyond the complexity. Most real estate professionals leverage open house opportunities an a reciprocity concept.

Cindy Davis a open house strategy that is designed to create buyer leads gets much better results than the 1980 open house format. Over 50 buyer leads and 2 seller leads from the Babe Ruth open house. This is not my market price segment so all were distributed deserving agents. One lead was a commercial property with great big signs bearing the words Prostitution Not Allowed.

Absolutely not. But you make an interesting point Annette Lawrence. I personally have not  met many truly available buyers at open houses. Most are either neighborhood lookiloos...or have agents.

NO-I wouldn't pay it, I wouldn't charge it. And no I don not pay for leads, relo, etc. However, I'm quite happy to pay a referral fee, for a "found money" client being handed to me to work for through another agent I network with. But, I don't think it's right to charge an associate to host my open. I'd give them a minimum standard of what I expect, but I would not charge. As an agent, I would not pay either, as open houses are an out dated concept for selling the home, they only serve to offer the illusion of leads, unless you go into them with a plan to truly capture leads. And I've seen some brilliant set ups, but I'm not willing to put that amount of effort into unqualified buyers; I'd rather spend my Saturdays with my own clients or pouring the good stuff i  my database. Sundays (in my world) are for R&R and my family; haven't worked a Sunday in 10 years.

The only thing I pay for are referrals. I do not pay for leads and I would never host another agent's listing open. If someone asked to host my listing open I certainly would not charge them to do so.

There are five open house goals that can be systemicly acheived.

They are:

1. Sell the house

2. Get buyer leads

3. Get seller leads (new listings)

4. Build lists

5. Market research.

6. Read a book. No instruction needed.

Each one has special requirements. I would be a five part series that entails a whole lot more that flopping signs on street corners. I don't think agents really want to learn anything new. Newbies, manybe, but they are hearing too many voices already. Let me post a 'anything new' question.

The listing agent should be happy to have you provide an open house event at his/her listing....no fee should be paid.... and you should be able to keep all leads that result from that open house.... it's a day free for that listing agent to provide an open house somewhere else....

Scott Godzyk some agents never offer open houses. A newbie agent or an agent wishing to jump price points could see this as a better opportunity than more postcards could produce. The latter group may want to be more creative.

No, why would I pay to market someone else. It's counter-intuitive to what our compensation model is and includes referral companies, Zillow, Market Leader and on and on.
