I agree with Patricia Kennedy as on the weekends I like to trick myself into thinking I am not really working and get a slower start to my days. During the work week it seems with the longer daylight hours I am working them too.

From a strategy standpoint, I'd prefer to show early in the day.  By late afternoon, a prospective buyer has accumulated a day's worth of distractions in their life.  I want them to concentrate on the task at hand.

I actually like to do it around mid-day.  Between 11 and 3.  This avoids any bad traffic and I have time for my other duties both in the mornings and afternoons.

William, after getting up at 5:30 AM every morning for teaching high school and coaching for over 30 years I do like to sleep in now to about 7:30 or 8 AM, so it is afternoon showings for me!

This depends on the orientation of the home and showing it in its best light. A southern rear exposure has the longest acceptable showing range usually. This was not as much of an issue up north but here it becomes almost crucial.

Most likely afternoons is the best for showings.  That way it does not cut into your prospecting times in the mornings

Hi William -- as others have answered, for me the time is based on traffic patterns.   I don't like wasting time(on purpose) so I try to coordinate appointments accordingly.

In the summer I prefer the mornings, because it's cooler. In the winter I prefer the afternoons, because it's usually a bit warmer.
