It would depend on the lender in our area. The great lenders can close easily in 30 days or less the less efficient ones need every bit of 45 days. I would start looking 70 days before the move out date.

I tell them to allow 45 days for closing (although certainly 30 will do if agreeable to the sellers), 30 days for looking, and 30 days to "date" the market - to look without actually falling in love with anything.

To rent again, I would start looking during the start of last 2nd to last month of their lease. To buy, same for getting pre-approval, and checking out neighborhoods, schools districts, etc, and maybe attend a few open houses. For looking at houses, I would read what's posted in MLS by sellers agents. many say settlement 60-90 days, or coinciding settlements, or seller needs 30 day rent back.
