I don't like to be a pushy sales man Gabe but some people need a push. I will take it on a case by case basis. We have to be a little aggressive or "helpful" as I put it to them. If they say they are not ready I just put them on automated MLS listings or a drip for a while. How about you? I would like to hear from Gabe Sanders the Florida super star.

Gabe,

We have always tried to connect with a lead, and we will usually ask, "Is it OK to get back to you at some later time?  What would be a good time?"  We are not fans of interminable drip campaigns, as most of them are mind numbing.  We are fans of getting permission of using the genuine approach.  A

Gabe, when someone is 'browsing' it's for a reason, so I usually strive to provide value, whether it's education, or one of my 'free insider reports' that I put together (either "how to get the best rate" or "mistakes to avoid when shopping for a home") - even if people don't want to move immediately, they appreciate value and when they realize you want to help them rather than close them, chances are higher they'll hire you when the time comes.

I used to work at a new home development where 99% of the visitors had no intention of buying a new home, but I always treated them as if they were the most important people I would be meeting with that day. Word quickly got around that if you wanted to have some fun looking at some luxury model homes, go see Robert. Some would ask to not be contacted, and I respected that. Those that showed even a passing interest got a mailing every 90 days. Mail seemed less threatening to those who truly were not interested. But, I did have one family return with my letter in hand and they bought a newly constructed home. Great ROI on that stamp. Seriously - look for the non-verbal cues when you are meeting with a prospect, use your own professional judgment, and follow-up with dignity.

Gabe Sanders good idea is to send them regular listing emails and 'watch' their behavior (many IDX can do this)

And once in a while, send a direct email of the listing they have viewed few times - innocently, asking, what do you think of this home? I think you'll love this!

This helps re-open the conversation.

I try to get them signed up for an email program I have that is branded to me. Yes I will call them...even if they don't want to sign up for my program. Most of them do sign up, though, and it has worked great for me.

Hi Gabe~

To me, that translates into "Shoot - I was just being curious and now someone called me on it!  Now what?   I know...I'll tell them I was just browsing!"  I would never take that one seriously.

We let them browse. We have been lucky that without being pushy, we get them when they're ready. I know I don't like it when I want to browse and then someone hounds me with phone calls and WAY TOO MANY emails...

Sometimes I pick up signals that a "just browsing" comment really means "I don't want to involve an agent yet" but they might buy soon. Then yes, I follow up without being pushy. In all cases I put them on a drip campaign and send holiday messages. I don't have a 700 year campaign like Annette Lawrence  but I won't be alive that long so I'll settle for a few years.

Hi Gabe -- it depends on how/if we connect at all.  Most of the time, they go into an email campaign where they stay until I get a removal notice.

Last year, a couple came into one of my open houses and I asked how they found me  -- "we're always getting your emails".   I had no idea who they were.

Put them on a 700 year drip campaign, a quarterly newsletter and the occasional personal note such as, "Hope you have a super 4th of July Holiday. Call me regarding the new things on the market now and what is in the FIRST LOOK option for the next 5 days. Go to FairwayEstates.us for more of what you expressed interest in before."

If it were advise I was going to follow, the action I would take is monitoring their activity and when they key in your area then present your value message.
