I don't like to be a pushy sales man Gabe but some people need a push. I will take it on a case by case basis. We have to be a little aggressive or "helpful" as I put it to them. Gabe, when someone is 'browsing' it's for a reason, so I usually strive to provide value, whether it's education, or one of my 'free insider reports' that I put together (either "how to get the best rate" or "mistakes to avoid when shopping for a home") - even if people don't want to move immediately, they appreciate value and when they realize you want to help them rather than close them, chances are higher they'll hire you when the time comes.

I used to work at a new home development where 99% of the visitors had no intention of buying a new home, but I always treated them as if they were the most important people I would be meeting with that day. Word quickly got around that if you wanted to have some fun looking at some luxury model homes, go see Robert. Some would ask to not be contacted, and I respected that. Those that showed even a passing interest got a mailing every 90 days. Mail seemed less threatening to those who truly were not interested. But, I did have one family return with my letter in hand and they bought a newly constructed home. Great ROI on that stamp. Seriously - look for the non-verbal cues when you are meeting with a prospect, use your own professional judgment, and follow-up with dignity.

I put them on a Keller 8x8 - 8 touches in 8 weeks (including a few phonecalls) so that they know my name and the level of service I provide - then we go to a steady drip campaign - maybe once every 2 or 3 weeks I will check in w/ some useful information

And once in a while, send a direct email of the listing they have viewed few times - innocently, asking, what do you think of this home? I think you'll love this!

Sometimes I pick up signals that a "just browsing" comment really means "I don't want to involve an agent yet" but they might buy soon. Then yes, I follow up without being pushy. In all cases I put them on a drip campaign and send holiday messages. I don't have a 700 year campaign like Annette Lawrence but I won't be alive that long so I'll settle for a few years.

Hi Gabe -- it depends on how/if we connect at all. Most of the time, they go into an email campaign where they stay until I get a removal notice.
Last year, a couple came into one of my open houses and I asked how they found me -- "we're always getting your emails". I had no idea who they were.

If it were advise I was going to follow, the action I would take is monitoring their activity and when they key in your area then present your value message.
