I am with Debra Peters as I prefer to listen more than talk, so I would ask them what their goals are, talk about their needs, probe a little more, try to build rapport, mention recent sales in their neighborhood so they know I know their community, and hopefully get inside the house.  I have had this request a number of times and usually by the end of the conversation, we're talking like old friends - or at least  new ones - and getting an appt is the natural best step.

Given that this potential seller is agent savvy, they have called 3 and you are one of them.  No doubt you can figure out who your competing against.  This is where knowing your brand, your unique selling proposition that no one can copy, is a huge advantage.

When we handled high end retail, we could honestly say that we knew every luxury brand on the market in every category, whether it was traditional, hip, or urban...We traveled twice a year to Europe to keep up with the trends, no one else in our market place did that.  No one could possibly match our knowledge or the contacts we had.

We had one for each aspect of commercial real estate that we handled.

I do not give or have a sales pitch. I build a rapport with them, along with finding out what their needs are, share with them what's going on currently in their market area, and then go over the benefits of using me as their Realtor. Every potential client is unique.
